Booking Terms

Please read these booking terms and conditions and the ‘important Information’ carefully.

1. Contract 
Your contract is with the relevant accommodation owner, b&b or hotel.
You may book on behalf of your party by telephone, by post or by email via our website.
On receipt of all appropriate payments, we will, subject to availability, confirm your holiday by issuing a confirmation letter to you either by email or by post. By booking with us you accept these booking terms and conditions.

2. Prices 
We guarantee that the price of your holiday will not be subject to any surcharges.
However, we reserve the right to make changes to and correct errors in advertised prices, services or other particulars contained on this website at any time before your holiday is confirmed. We will advise you of any error of which we are aware and of the applicable price at the time of booking.
Please note, changes and errors occasionally occur. You must check the price of your chosen holiday at the time of booking.

The currency exchange rate used in calculating the prices are £1 = €1.20 and €1 = US$1.05

3. Payment 
In order to confirm your chosen holiday, a deposit of one third of the ‘inclusive’ price (or full payment if booking within 60 days) must be paid at the time of booking.

The balance of the holiday cost must be received by us no less than 60 days before departure. If we do not receive all payments due in full and on time (including any surcharge where applicable), we reserve the right to treat the holiday as cancelled by you.

4. Cancellation by you 
If you are compelled to cancel your holiday in full or part, you should inform us by telephone, and then immediately confirm your cancellation in writing. You remain responsible for the total cancellation charges of the booking and all outstanding balances must be paid in full. A cancellation can only be accepted in writing from the lead member of the party or in writing from the travel agent through whom the booking was made. The cancellation will be effective from the date the letter is received in our office. In the event of a cancellation of any part of the booking, the following cancellation charges will be payable, which are based on the expenses and losses suffered by us as a result of cancellations. Amendment charges are not refundable.

The following charges apply which are payable by you depending on the date we receive notice of the cancellation:

  • Up to 60 days before departure specified on the booking confirmation letter 20% of the total price all inclusive.
  • Between 59 and 15 days of departure 50% of the holiday costs fees included.
  • Less than 14 days prior to departure, the cancellation charge is 100%

5. Amendments by you 
If you wish to amend your booking once it has been confirmed, we will always do our best to satisfy your requirements. Any change is subject to availability and also to payment of an administration fee of £50.
You should note that accommodation owners may treat a change to holiday dates as a cancellation and new booking, and therefore charge a 100% cancellation fee.

6. Transfer of Bookings 
If, after your booking has been confirmed, you wish to tranfer it to another person, we will make every effort to accommodate you, but cannot guarantee that such transfer will be possible.

7. Changes and Cancellations by us 
We start planning the holidays many months in advance. Occasionally, we have to make changes to and correct errors on the website and other details both before and after bookings have been confirmed and cancel confirmed bookings. Whilst we always endeavour to avoid changes and cancellations, we must reserve the right to do so.
However, we promise to only cancel your confirmed booking 30 days or less before departure where you have failed to comply with any requirement of these Booking Conditions entitling us to cancel (such as paying on time) or where we are forced to do so as a result of “force majeure”. We will not cancel after this date for any other reason. If we have to make a significant change or cancel, we will tell you as soon as possible.

In the unlikely event that we become unable to provide a significant proportion of the services you booked after you depart, we will make alternative arrangements for you at no extra charge.

8. Your Responsibilities 
You are responsible:

  • for the property and you are expected to take all reasonable care of it.
  • for leaving the property in a clean and tidy condition.
  • for any damage to the property, its contents or to any Third Party visiting the property, which is caused by you, a member of your party or any person you invite to the property.

Full payment for any such damage or loss must be paid direct at the time to the accommodation owner, manager or other supplier. If you fail to do so, you will be responsible for meeting any claims subsequently made against us (together with our own and the other party’s full legal costs) as a result of your actions.

We expect all clients to have consideration for other people. If in our reasonable opinion or in the reasonable opinion of any other person in authority, you or any member of your party behaves in such a way as to cause or be likely to cause danger, upset or distress to any third party or damage to property, we are entitled, without prior notice, to terminate the holiday of the person(s) concerned. In this situation, the person(s) concerned will be required to leave the accommodation or other service. We will have no further responsibility toward such person(s) including any return travel arrangements. No refunds will be made and we will not pay any expenses or costs incurred as a result of the termination.

We strongly recommend you take out a personal insurance policy, which provides personal liability protection.

9. Our Responsibilities 
(1) We promise to make sure that the holiday arrangements we have agreed to make, perform or provide as applicable as part of our contract with you are made, performed or provided with reasonable skill and care.
Please note it is your responsibility to show that reasonable skill and care has not been used if you wish to make a claim against us. In addition, we will only be responsible for what our employees do or do not do if they were at the time acting within the course of their employment. In respect of package holidays, we will only be responsible for what our agents and suppliers do or do not do when carrying out work we had asked them to do.

(2) We will not be responsible for any injury, illness, death, loss (for example loss of enjoyment), damage, expense, cost or other sum or claim of any description whatsoever which results from any of the following:

  • the act(s) and/or omission(s) of the person(s) affected or any member(s) of their party or
  • the act(s) and/or omission(s) of a third party not connected with the provision of your holiday and which were unforeseeable or unavoidable or
  • ‘force majeure’.

(3) We regret, we cannot accept responsibility for any services which do not form part of our contract.
This includes, for example, any additional services or facilities that your accommodation owner or any other supplier agrees to provide for you where the services or facilities are not advertised on our website and we have not agreed to arrange them and any excursion you purchase in resort.

(4) As set out in these booking conditions we limit the maximum amount we may have to pay you for any claims you may make against us. For all claims which do not involve death or personal injury, we accept and will only be liable. if we are found liable to you we will have to pay you compensation.
The maximum amount of compensation is the refund of your holiday. This maximum amount will only be payable where everything has gone wrong and you have not received any benefit at all from your holiday.

(5) Please note, we cannot accept any liability for any damage, loss, expense or other sum(s) of any description:
(i) which, on the basis of the information given to us by you concerning your booking prior to our accepting it, we could not have foreseen you would suffer or incur if we breached our contract with you, or
(ii) which did not result from any breach of contract or other fault by ourselves or our employees or, where we are responsible for them, our suppliers. Additionally we cannot accept liability for any business losses.

10. Breakages Deposit 
A security deposit is payable by you on arrival at any villa/apartment and payable to the keyholder or owner.
This must be paid in cash and you should collect it before you depart from the accommodation. The amount of this deposit will be shown on the booking confirmation letter. This deposit protects against accidental breakage, telephone, central heating, air conditionating and any other service which costs extra as detailed in the property description.

11. Heating/Linen/Cleaning/Telephone 
If there are any charges that are not settled with the owner or keyholder prior to departure, you will be expected to reimburse the owner within 14 days of being notified of the charge. This also includes the cost of extra cleaning if the property is left in an unreasonable state.

12. Force Majeure 
Except where otherwise expressly stated in these booking conditions, we regret we cannot accept liability or pay any compensation where the performance or prompt performance of our obligations under our contract with you is prevented or affected by or you otherwise suffer any damage or loss. In these Booking Conditions, “force majeure” means any event which we or the supplier of the service(s) in question could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, actual or threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, fire and all similar events outside our control.

13. Complaints 
We would hope that you will be satisfied with every aspect of your holiday. However in the unlikely event you are dissatisfied, you must in the first instance contact the owner or keyholder of the property or the supplier of the services concerned. If you fail to get satisfaction from that please contact us at info@sispropertyandtourism.co.uk 

However we can not guarantee nor do we take responsibility for the standard of accommodation.

14. Excursions, Activities and Website Information 
Where any reference is made to local services, activities or excursions these are intended for the clients’ convenience. They are provided by local operators or other third parties who are entirely independent of us.
They do not form any part of your contract with us even where we suggest particular operators or other third parties and/or assist you in booking such activities or excursions in any way. We cannot accept any liability on any basis in relation to such activities or excursions and the acceptance of liability of our booking conditions will not apply to them.

We cannot always guarantee accuracy of information given in relation to such services, activities or excursions or about the resorts/area you are visiting generally (except where this concerns the services which will form part of your contract) or that any particular excursion or activity which does not form part of our contract will take place as these services are not under our control.

We have taken the greatest care to ensure the accuracy of all information contained in our website relating to any service advertised. However, we reserve the right to make changes to any facilities, service or prices. There are occasions where we have quoted local festival dates. However please note these can be subject to change and we accept no responsability if the festival does not take place on the date we have quoted elsewhere in the website.

All distances mentioned are approximate and driving times are a guide and may vary subject to road conditions and volume of traffic.

15. Safety Standards 
It is the requirements and standards of the country in which any services make up your holiday which apply to those services, and not those of the UK or USA. As a general rule, these requirements and standards will not be the same as the UK or USA and they will sometimes be lower.

16. Special requests and medical 
If you have any special request, you must advise us in writing at the time of booking. We cannot guarantee any request will be met unless we have specifically confirmed this. For your own protection, you should obtain confirmation in writing from us that your request will be complied with (where it is possible for us to give this) if your request is important to you.

We regret we cannot accept any conditional bookings and a request does not form any part of the contract.
All such bookings will be treated as “standard” bookings subject to the above provisions on special requests.

If you or any member of your party has any medical problem or disability that may affect your holiday, please tell us before you confirm your booking so that we can advise as to the suitability of the chosen arrangements.
In any event, you must give us full details in writing at the time of booking. If we reasonably feel unable to properly accommodate the particular needs of the person concerned, we must reserve the right to decline their reservation or, if full details are not given at the time of booking, cancel when we become aware of these details.

If information is given over the telephone to you from our office, it is important to ascertain that this information is confirmed in writing and then shown on the confirmation letter. Telephone conversations can sometimes be either misinterpreted or misunderstood, especially if via a third part.
Therefore we do not accept responsibility for merely verbal information.

17. Law and Jurisdiction 
This contract and your use of our website are governed exclusively by Italian law. This does not affect your statutory rights as a consumer.

 

IMPORTANT INFORMATION

Arrival and Departure 
Property arrival is between 16.30 and 19.00 but must be at the time specified on your booking and holiday documents. Please depart by 10.00. Late arrival between 19.00 and 23.00 will be charged €50,00.

Cleaning 
Please treat the property as you would your own and tidy up before you leave.
You will be asked to pay for extra cleaning if the property is left in an unreasonable condition.

Gas and Electricity 
Gas for normal general consumption is included. Electricity is normally excluded and charged on consumption basis at 40 Eurocents per kW/h (for normal use the average is € 40,00 per week in the apartments and € 100,00 per week in the villas).

Heating/Air conditioning 
Normally heating is payable in advance and you will be advised of this at the time of booking. In some cases heating is included in the rental or payable locally. Where heating is payable locally it must be paid to the owner before you leave. When none is mentioned heating is not available.
The type of heating is specified in the property description (or mobile heaters indicated). Costs (whether electricity, gas, oil or wood) may be higher than at home. Air conditioning, where available, is either payable locally or included in the rental, as mentioned in the property description.

Water 
From time to time there may be interruptions to the public water supply, particularly in peak season or in times of drought when water may be rationed to particular times.
Whilst we will make every effort to help in this eventuality, we cannot be held responsible for local regulations. We strongly recommend that bottled water is used for drinking at all times.

Telephones 
Few properties have a telephone but, where there is one, this will be indicated in the property description.

Linen and Towels 
Linen (sheets and pillowcases) and towels (towels, tea towels and pool towels) are not included.
However, this service can be provided on previous request. The prices will be as follows:

  • Set of sheets for double bed, 2 sets of towels  (towel, tea towel and shower towel) € 40.00
  • Set of sheets for single bed, 1 set of towel (towel, tea towel and shower towel) € 20.00
  • Set of towels and sheets  per person per week or per change€ 20.00
Arrival Provisions
Please take the basics with you as kitchen and bathroom essentials are not normally provided. If you have special needs please ask our staff.
Television 
Only satellite TV’s are generally mentioned in the description and these are usually restricted to ‘free’ channel viewing and these may not necessarily be English-speaking channels.
If a TV is essential, please check at the time of booking.
Property Styles 
The majority of our properties are not purpose-built holiday accommodation, but more often family homes, furnished to their owners’ personal taste.
Concessions may have to be made for the foibles of older properties. Floors are frequently wooden or tiled without carpets, and shutters often replace curtains.
  • Access – may be by a steep or rough track or unmade road with loose surface. This is not always indicated in the description.
    Just as at home, your vehicle will not be insured for damage incurred due to driving off public roads.
  • Bedrooms and beds – if beds are not standard sizes (i.e. singles 90cm and doubles 140cm wide), their width will be stated. Blankets (or duvets) and pillows are supplied.
  • Children’s beds – are normally suitable for children aged 2 – 12 years, being narrower or shorter than usual.
  • Cots – continental cots (where available) are normally suitable for infants under 2 years.
    They do not always have the high sides which we are used to and may be of the fabric variety with low sides, or travel cot style. Cot linen is not provided.
  • Hanging and clothes storage – may be limited in some simpler properties.
  • Furniture – is often in the style of the property; some of which do not have easy chairs as the family spirit revolves more around the dining or kitchen table. If soft seating is an important requirement, please discuss this with us before booking. For specific information please discuss with us.

Swimming Pools 
Normally pools are filtered but not heated and are not available in winter including Christmas, New Year and Easter. If the pool is heated, the heating charge is payable to the owner before leaving the property.
Pool sizes may vary considerably. As with all swimming pools without life guards, children/non-swimmers need close supervision. A pool may not be within sight of the property.

Tennis Courts 
If the property has a tennis court, in most cases you will need to provide your own equipment.
For specific information please call our reservations staff.

Pets 
Clients wishing to take their pets with them on holiday must make prior arrangements with us.
A charge of £25 per week per pet will be made. The price of your pet’s journey will be advised when you book.

Animals 
Owners/caretakers may keep dogs, cats, poultry or livestock nearby and local customs and attitudes can be distressingly different. If the presence of animals could present a problem to you, or any member of your party, please discuss with us before confirming your booking.

Special Needs 
We will be delighted to check any detail before confirming your booking.
Please discuss any special requirements/disabilities with us before you make your final holiday choice.

Passports and Health Requirements 
British citizen travelling to Italy require a full British passport which is valid for at least 6 months from the return date. There are no current health requirements valid for travel to Italy, however information on health is contained in the Department of Health leaflet T6 (Health Advice for Travellers) available from your local Department of Health office and most Post Offices.
For European holidays you should obtain a completed E111 (details in leaflet T6 referred to above) prior to departure. If you currently hold an E111 form please note that a revised form is being introduced for 2005 and the previous E111 forms will no longer be valid. These new forms are specific to individuals, not family groups as at present.

Driving Licence
If you are travelling with a green driving licence, issued before 1986, you are required to carry an International Driving Permit (IDP) as some authorities do not recognise the green licence.

Green Card/Bail Bond 
If you are taking your own car to France, Italy, Spain or Portugal, please ask your own car insurers if you have the same level of protection for driving your car in Europe.

Public Holidays 
In some localised areas regional festivities may be treated as a local public holiday and may affect shop opening times etc. However, any important Information and advice about your holiday period will be sent to you by e-mail.

The Language 
We hope you will encounter friendly assistance wherever you go, but English may not be widely spoken.
It is of course always polite – indeed quite fun – to learn a basic word or two before you travel.
Some owners do not speak English and it may be worthwhile to have a good phrasebook with you.
